FINALLY, the excruciating
pain ended. And it happened when I learned that...
Whenever possible, I should
let other investors get down and dirty for me. I should let
them do the hard work of finding the houses. I should let
them find the sellers. I should let them negotiate the deal,
put it under contract, and hand it over to the title
company.
Then I can sweep in and buy it from the investor, fix it up,
sell it, and make the big bucks! Or, even better, I can get
it under contact and then sell it to another investor and
make a risk-free profit on the difference. Ah, wouldn't that be nice?
Actually, it is nice. Very
nice! And it has become a reality for me and the many
investors who have successfully bought houses from these
other investors.
These other investors are called
"Wholesalers".
A "Wholesaler" is an
investor who does all of the dirty work of getting a house
( such as Foreclosures ) under contract to buy and then sells the property to you "as
is" for a little more than he or she is paying.
Thank goodness for Wholesalers. They make life easier for
all of us!
But not
everyone was "networked" to
this group of Wholesalers, so
not everyone profited...
That's because Wholesale deals were not listed in one
central place. If you wanted to buy these Wholesale deals,
you had to know the names and numbers of these Wholesalers.
And you had to get to know these people personally and
then stay in touch with them weekly to see what's coming up
for sale. Too bad there are countless wholesalers and

"I want the deals. But tell me more about what makes these
deals good deals."
I know and you know that this website is absolutely
positively worthless without good deals. That's why ensure
that AT LEAST 15 deals each month meet the following
Strict Criteria:
At least 10
of the deals posted each month have $15,000 or more in
Equity/Spread. For example, if a house will be
worth $80,000 after repairs and it needs $10,000 in
repairs, and it's for sale at $50,000, then the
Equity/Spread is calculated as $80,000 - $10,000 -
$50,000 = $20,000. This is a rough estimate of your room
for profits.
At least 10 deals
per month are also priced at a
15% Discount or better ... usually MUCH better!
The discount on the sample property above would be
calculated as $20,000 Equity / $80,000 Value = 25%.
And ALL of them are
in the area.
Also, only single
family houses, duplexes, 3-plexes, and 4-plexes count

houses depending if their schedule is too busy for another rehab.

I would love to buy many of
the properties on this list! But I don't buy them for a
couple of reasons:
If I buy houses from this list, I'll get a
reputation for taking the best deals. Then you'll get
frustrated and cancel your membership. And that's exactly
what I DON'T want.
In addition, I'm incapable of buying all of the houses
because there are so many new houses each month. And I have
never bought one of the houses on this list because it be
immoral to cherry-pick the deals before my subscribers can

"But my net worth rattles when I walk and my credit score
hovers between 1 and 2 digits! How am I supposed to actually pay for the
houses on this list?"
This is a very common problem, but there are actually
several solutions. You can...
You can get a property under contact
and then sell your contract to another investor. This
requires little or no cash and is of little risk.
You can get a property under contact
and then resell the property to another investor on the
same day. This is called a flip. You never get a loan in
this transaction and it is of little risk (Make sure
their bank or mortgage company knows you are flipping to
them).
Borrow money from a
hard money lender. They do not care
about your credit or income. Only the property. This is
the most common way that people finance these houses.
Take out a traditional loan from Countrywide, Bank of America, Chase, etc.
Of course, these guys want you to have good credit or
income.
Use your own cash.
Some people do it. I don't!
Bring in a partner and use his or her cash.
You'll have to split the profits though.
Or take over the existing mortgage "Subject To" the existing financing. Note: This only works for deals marked as "Take over payments or Subject To".
Borrowing money from a hard
money lender really is the most common and widley-used
approach.
